How do you know it's time
to replace your roof or siding?
Roof
- Dark streaks. Color fading on your roof in streaks is usually a sign of granule loss. Granules are essential to your shingles working as intended. They protect the asphalt from heat and help it shed water. You’ll probably see streaks most near chimneys, pipes, and in the valleys of your roof.
- Granules in or near gutters. Look for granules coming through your gutters right after it rains. If you see little bits of crushed stone in or near the end of your gutters, or gathered in the bottoms of long stretches, your shingles are probably near the end of their life.
- Leaks. The most obvious sign your roof needs replaced is when it starts to leak. Hopefully you’re able to catch it before leaks happen, but it’s a very common way homeowners realize it can’t wait.
Siding
- Chalking. If a powdery substance comes off onto your hand when you touch the siding, it’s deteriorating. Chalking siding is brittle and doesn’t protect your home from the elements the way it is intended.
- Warping and cracks. After many seasons fluctuating between hot summers and bitter cold New England winters, siding starts to curl and become brittle. If your siding is peeling away from the house or blowing away in the wind, it’s probably a sign that it is getting weaker (or not installed properly). Gaps in siding can allow water, pests, and drafts into your home.
- Fading color. Vibrant color is not only beautiful, it’s a sign of siding that is doing its job. If the color is looking dingy, the protective coating on the siding is probably wearing off. And if you’re looking to improve your home’s curb appeal, replacing faded siding will make a huge difference.
Time for a Roof or Siding Replacement?
It's More Than Curb Appeal
Protection
Think of your home's exterior like a rain coat. It keeps all of the wood, insulation, and electrical wiring safe from the weather. You might not notice a hole in your raincoat right away, but you'll notice it once your back starts to get wet.
Roof and siding leaks sometimes come through your ceiling. Sometimes they're small and just make the insides of your walls damp. But dampness turns into mold and rot, sometimes causing tens of thousands of dollars of damage. It's better to replace old materials before the leaks happen.
Property Value
We all know that curb appeal is one of the most important factors for a home's value. Exterior renovations can give you more home equity than the cost of the renovation.
A 2025 study from The Journal of Light Construction found that in New England, a new roof adds $22,346 to your home's value on average. And siding is even better - adding an average of $29,963 in value. That's 144% ROI - basically profiting $5,000 by making your home more beautiful.
Insurance Qualification
Home insurance providers are only willing to insure property they consider in good condition. Old exteriors are more prone to damage from wind and hail. If your roof or siding becomes too old, your insurance company might drop your policy. More and more Connecticut homeowners are finding out that their home is uninsurable until they replace their roof.
Mortgage companies require insurance. If you don't have a policy anymore, they will provide their own policy - at double or triple the rate. A new roof is expensive, but it saves you money in the end.
